The House Rules guests receive were created to help insure that our guests have an enjoyable stay with us and have their entire damage deposit returned. By signing the lease, guest affirm that they have read and understand these rules and agree to abide by them. Make sure everyone staying in the home understand these rules before check-in. Renters are responsible for the actions of anyone staying or visiting the home. Please call or email if you have any questions about our House Rules or Policies.
HOUSE PARTIES, WEDDINGS OR OTHER EVENTS ARE EXPRESSLY PROHIBITED!
We rent to families only. Our homes are not available for weddings, receptions, house parties, or any other types of gatherings that might exceed the maximum number of people allowed on the property. Any complaints by neighbors, or filed with the police department against the tenant, discovery of an ongoing house party or evidence of a house party may result in expedited eviction and forfeiture of your security deposit.
Minimum Rental Age is 25 years. Proof of age is required before a lease is finalized. The person signing the lease must stay at the property the duration of the lease. Only the person or persons signing the lease may take possession of property keys at check-in.
MINIMUM STAY: During the summer season, from June to end-August, we rent by the week only from Saturday to Saturday. Off season minimum stay is 2 nights; 3 nights during holidays. Winter rates take effect from the first week of November through the end of March except Thanksgiving & Christmas holidays. Most properties are available year-round and many of our homes are available for longer rentals during the off season. Call us for rates and availability for special longer off-season rentals.
AGREEMENT: A vacation rental agreement will be emailed confirming your reservation. We ask that you review, sign and return your agreement promptly to secure your reservation. Failure to return rental agreement does not relieve your financial obligation for your reservation. All reservations are final. Total charge for a reservation includes a taxable processing fee, cleaning fees, sales taxes, pet fees if applicable, and a damage deposit that varies by home.
RENTAL CAPACITY OF HOMES: Regardless of a property's size, occupancy is limited to the maximum number specified for that property unless approved prior to arrival. The number of guests will be noted on your agreement. If it is discovered or evidence is found that the party numbers more than the maximum capacity noted on the agreement, then tenants have violated the agreement and may be evicted without refund.
DAMAGE DEPOSITS: In compliance with The Vacation Rental Act of NC, damage deposits are refunded within 45 days after departure, provided nothing is missing, broken, damaged, or charged to the owner and all keys and linens have been returned to our office by 11:30am on checkout day. All tenants should check the property thoroughly upon arrival and notify management of anything not working, broken or left behind. Damage or stains reported at checkout may be charged to damage deposits. Guests are responsible for the conduct and any damage done by all members of their party.
PAYMENTS: An advance payment equal to 50% of the total charge is due when making a reservation, and a signed lease agreement, returned within ten business days of making the reservation, is required for all reservations. We accept personal checks, money orders, cash, certified checks, VISA, or MASTERCARD. All balances due on reservations must be received in full 75 days prior to your arrival. No personal checks accepted less than 30 days prior to check in.
CHECKIN: Check-in is between 3:00 and 5:00 p.m. at our office. Late arrivals must be arranged in advance of check-in date and will incur additional charges. Please do not ask to check in early, our cleaning service needs time to clean!
CHECKOUT: Checkout is 11:00 am on the last day of your reservation. Keys must be returned to our office no later than 11:30 am. Late check outs will be charged $50.00 for any portion of the first hour and $25 for each additional hour or portion thereof.
CANCELLATION: Reservations canceled more than seventy-five (75) days before the arrival date, are eligible for a refund of all payments made by the tenant less a $100 cancellation fee and any credit card fees incurred by Vacations on Lake Norman, LLC. Reservations canceled LESS than seventy-five (75) days before the arrival date, are NOT eligible for a refund of any payments made by the tenant unless the property is re-rented for the same time period. In the event the property is re-rented, Vacations on Lake Norman, LLC will refund all payments made by the tenant less a $100 cancellation fee and any credit card fees incurred by Vacations on Lake Norman.
WEATHER: Refunds will not be issued for inclement weather or any other natural or man-made events that prevent tenants from utilizing all or part of their reservation.
FURNISHINGS/EQUIPMENT: Every effort has been made to assure that the description of the units is accurate; however, we cannot be responsible for changes made to the furnishings or equipment by the owner. All equipment in the property should be in working order; if not, please report problems to the office immediately. Every effort will be made to resolve the problem promptly, but we cannot issue refunds due to mechanical failure. Refunds will not be given in the event of breakdown of major appliances, electronics, hot tubs, Jacuzzis, construction taking place in area, power/cable outages, or tenant dissatisfaction with decor or furnishings. The homes, cottages, condos, and cabins managed by Vacations on Lake Norman, LLC are privately owned and reflect the needs and tastes of the property owners. We set high standards when selecting properties; however, the condition and furnishings of the properties will vary.
WiFi/CABLE OR SATELLITE TV SERVICE: Wi-Fi and Cable television services are offered “as is” and “as available” without warranties of any kind. Vacations on Lake Norman, LLC does not warrant that the cable TV or Wi-Fi services will be uninterrupted, error-free, free of harmful viruses, malware, or free of any security risks inherent to wireless Internet access. Guests assume all risks when using these services and no refunds will be offered if part or all of these services are unavailable for any length of time during a stay.
NO SMOKING: All Vacations on Lake Norman, LLC properties are NON-SMOKING. Any evidence of smoking indoors, including screened-in porches or sun rooms, will result in the forfeiture of the full damage deposit. Additional fees may also apply. Smoking is permitted outside away from homes; however, if cigarette butts are found on the property additional fees will apply.
PETS: No pets are allowed on our properties, except in those properties specified as "Pets Allowed" and only when indicated in the lease. We require an additional non-refundable pet fee, which must be charged in advance. Any indication of a pet, even a visiting pet, on or in a non-pet property, or any undisclosed pet, will result in automatic forfeiture of the full damage deposit and may be subject to additional charges. NO VISITING pets are allowed on any property at any time. Guests who bring a pet to a non-pet approved property will be evicted without refund.
CLEANING: Our cleaning service is instructed to do a basic sanitizing cleaning after each guest has checked out. All guests are expected to leave their unit in the same clean condition as they found it when they arrived: dishes cleaned and put away, counters and floors cleaned, all trash taken out of the home, with container rolled to the road upon departure. Additional cleaning fees will be charged if these steps are not taken at checkout.
LOST KEYS/LOCKED OUT: Missing or lost keys will result in a re-key/replacement fee of $90 or more. If guests lock themselves out of a house, there is a $25 service call fee to provide access to the house. After business hours the fee is $50.
LOST AND FOUND Vacations on Lake Norman is not responsible for items left behind in our vacation homes. Found items may be returned to guests if requested. There is a $25.00 service fee plus postage/shipping costs to return any item.
All guests will receive a printed copy of our "House Rules" upon check-in. To insure your damage deposit is returned in full, please make sure every guest understands these rules and is prepared to follow them.
